Where are we?
The OUTLET, Bridgewater Park is located on the A1 motorway between Belfast and Dublin, near the town of Banbridge. The largest Designer Outlet in Ireland, The OUTLET opened in April 2007. The location, 25 minutes south of Belfast and 15 minutes north of Newry makes The OUTLET a popular destination for customers from both Northern Ireland and the Republic of Ireland. The OUTLET is the first truly all Ireland outlet retail destination.

Catchment & Visitors
There are 3 million people living within 90 minutes' drive of The OUTLET and we are on target to attract over 2 millions visitors in the first year of trading. There is free parking for over 1,500 cars/coaches.

Leasing Opportunities
With 83 stores and a gross lettable area of 205,000 sq ft (19,045 sq m) The OUTLET is a significant scheme. The mall, which is arranged in a curved design, stretches one third of a mile and shops are positioned inward looking onto a pedestrian cobbled street.

About the Development
The OUTLET is a unique retail destination. Located on the main A1 road between Belfast and Dublin. The OUTLET is the first phase of the multi use 1.2 million sq ft (111,480 sq m) Bridgewater Park retail scheme.  The second phase will include a 430,571 sq ft (40,000 sq m) retail park which already has planning permission, 2,000 more parking spaces to serve the retail site, a 60 bedroom hotel, drive-thru restaurant and petrol filling station, bringing the completed investment value to over £200 million.

What our Tenants say
The launch in April 2007 was so successful that tenants recorded the following impressive statistics:

  • Costa Coffee sold so much they ran out of tea on the opening day. Best Costa performer in whole of Ireland
  • Nike’s Outlet store at Bridgewater Park  was ranked top outlet store in the whole of their European portfolio
  • Warehouse, Principles and Oasis reported taking double against their forecast
  • Puma was  number two in the entire portfolio, only beaten by Bicester Village who took less than £4k more.
  • Sunglass Time took more money in their first hour than they had forecasted for the opening week
  • M&S was the number one outlet in whole of UK factory outlet portfolio
  • Whittards was the number one shop in outlet portfolio,  in just two hours took what most stores do in a whole day
  • Gap was third out of all their outlet stores 
  • Julian Graves tripled their first month target
